How do you access these menus?

I believe this is what you're looking for. Although I think that's a custom UI in the screenshot so if you don't have the same mods yours night look different.

This is only available in the prefab editor.

I understand it as an xml file edit, to get these two additional menus. Have no idea what xml file edit is.

You can't get them by editing .xml. - they are already in the Prefab Editor. Just go to the Prefab Editor (game menu).
